The open house serves one purpose. It is to get potential buyers into your home and enticed by all the positives. To make sure they have a positive experience, you need to make sure the home is going to shine for them.

Once you decide to sell the abode you have lived in, you need to make an emotional change. The property is no longer your home. It is just a product that must be sold. Come to grips with this and most of these open house tips will make sense.

I am continually amazed at how often I attend an open house and see what people do with the windows. More often than not, they leave the blinds covering a window that has a good view. Do not make this mistake. Leave them open!

Live anywhere for more than a few minutes and you will produce trash. Make sure all trash receptacles are empty before the open house. Open houses are about stimulating the senses, not making them curdle with the smell of garbage.

A bathroom is a critical room in the open house. Buyers will go over it with a fine tooth comb. Shower doors should be so clean you can see yourself in them. Use an industrial size squeegee to prevent streaks.

The toilets are another area that will get attention. Clean them thoroughly. Make sure to get the area behind the area where they tilt up and the outer section of the bowl where it meets the floor. The seat should be left down.

Moving to the kitchen, we have the holy grail of staging opportunities. Clean everything and then clean it again. The kitchen is the soul of any home and it will get the once over by any buyer.

If you need a priority list for cleaning the kitchen, start at the stove. Top to bottom, inside and out, it must appear to be not clean, but new. Buyers know this is where the action occurs every day and will inspect it closely.

The refrigerator is another area in the kitchen that will be looked at closely. It should be gleaming. Remove the shelves and clean everything. Make sure to include the ice box when you do the work.

Now make sure to walk the home and remove the clutter. In this case, clutter includes family members and pets. They should not be present at the open house no matter how cute you might think them.

Ultimately, you want the home to look as new and buffed out as possible. It is the equivalent of selling a used car. Get it spic and span. Only then will your open house be a success.
